To buy, or not to buy, that is the question!
Have you ever made a decision based on how excited you were about something?
You didn’t care how much it costs or what it took to get it, you just wanted it!
Of course you have, we all have & it’s perfectly normal.
In fact I’ve sold homes to people who felt just like that. They didn’t care about the price, the condition or the area. The just wanted the house and did whatever it took to get it.
Luckily the home they bought didn’t have anything wrong with it and was located in a nice area.
But, it doesn’t always happen that way.
Sometimes we’ll be in the middle of a deal during the inspection period and uncover something that even the sellers didn’t have a clue about.
My clients find ourselves faced with a difficult decision. To proceed forward or not to proceed with the deal and find a new home.
When faced with the decision to terminate a deal or proceed forward I have a couple pieces of advice that always seem to help make the decision easier:
If you feel that you are forcing the deal to go through simply because of principle, I’d encourage you to slow down and reevaluate.
Ask yourself if the problem discovered couldn’t be fixed would you be able to repair it on your own or have the means to take care of it after closing.
Is the problem discovered major, minor or something that can be easily remedied with negotiations? If so, focus on a solution that would solve the problem and proceed forward with a plan of action.
If there are multiple problems that are discovered, focus on the ones that matter or concern you the most. Make a note that if those are note taken care of that you’ll be able to walk away from the deal confident in your decision.
Look over your current contract and see if the deal you got for the home is in your favor. Did you get the seller to reduce the price and provide significant concessions in your favor, if so, does the discovered problem outweigh the deal you received or is it minor in comparison?
In the end, the best advice is always to reevaluate the situation and focus on a solution that you’re comfortable with.
With a plan in place an a talented agent to put it all together you’ll make the right decision.
